The southern end of Frankston South (Olivers Hill, Daveys Bay, Sweetwater Creek parkland edge) is within 2–3km of Port Phillip Bay — close enough for AS 4312 salt-zone specification on external metal, stainless fittings, and elevated subfloor ventilation. Adds 4–6% to build cost. Inland of Frankston Park (north of McComb Pkwy) is typically outside the moderate-zone line and doesn’t need the upgrade.
