Mornington Peninsula Shire introduced short-stay accommodation registration in 2023. Both the primary dwelling and any second dwelling used for short-stay (Airbnb, Stayz, similar) must be registered, and the Shire has precinct-specific caps to manage neighbourhood impact. Some streets are at or near the cap. We check the precinct status before you commit to a build that depends on short-stay returns.

The smart move on Mornington blocks is to design for both uses simultaneously: one bedroom (works for couples or solo travellers), private entry from a side path, separate parking on a paved bay, lockable from the main house but with optional internal access. That way it works as family accommodation 9 months a year and Airbnb in summer, or vice versa, or you can switch entirely if regulations change.

Mornington blocks range widely — 400m² near the village/beachfront, 800–1,200m² on the inland side toward Mornington Park, 1,500m²+ on the Mt Martha border.
