What homeowners can safely do before paying a tradesperson

Do the simple checks first. Walk the yard during rain if it is safe. Take photos from the same corners at 1 hour, 12 hours and 24 hours after the downpour. Mark the proposed granny flat location with a garden hose or paint and record whether water moves through it, around it or away from it. That information is genuinely useful for a quote.

Clean visible leaves from gutters, grates and surface pits. That is a $0 job if you can do it safely from ground level, or $180 to $450 if you need a gutter cleaner. If water disappears after clearing a blocked grate, you may not need a drainage contractor at all. Do not pay for a full redesign because one pit was full of leaves.

What can wait a season

Minor winter dampness can wait if the ground is firm, there is no erosion, no retaining wall movement and the water is outside the building footprint. Those problems affect the main house as well as the future dwelling. They are not just granny flat costs.

For a proposed slab, the concern is not only visible water. Soft ground, uncontrolled fill and inconsistent moisture can change the footing design. Under NCC 2022 construction, the builder and building surveyor need a design that works with the soil report and drainage plan. If the ground is wet because stormwater has nowhere legal to go, a cheap slab number is a false economy.

Common fixes include new grated pits, PVC stormwater lines, ag drains behind retaining walls, spoon drains, swales, detention tanks, pump-out systems and regrading. Around Seaford and Carrum Downs, low blocks can need more careful discharge planning. Around Frankston South and Mt Eliza, slope, tree roots and retaining often matter more than flat-lawn ponding.
